In Apple's Real Estate and Development group you'll have a meaningful role in transforming spaces into corporate offices, stores, and product development centers. You'll help locate, develop and manage these properties around the world, travel for projects, and contribute to sustainable growth by ensuring workplaces run smoothly.
In RE&D we manage Apple's workplaces and workplace services, develop and run Apple's global real estate portfolio, lead capital construction projects, provide facilities services, and drive sustainability initiatives to reduce environmental impact. We seek an experienced, collaborative Construction Project Manager to oversee the construction management of Apple's corporate and R&D facilities in strategic locations in the US.
Responsibilities
- Project initiation including conceptual budgeting and scheduling logistics planning. Provide budget analysis, value engineering, and obtain internal approvals for capital funding. Apply Apple design guidelines and guide the design team for implementation.
- Meetings with internal engineering groups, operations and business units to determine detailed project requirements.
- Engagement of design professionals (architects, engineers, specialty consultants) and management/support from programming to completion.
- Review of lease terms and collaboration with Leasing Manager to obtain landlord approvals; engage and maintain positive relationships with local government jurisdictions/departments.
- Engagement of general contractors including competitive bidding and negotiation; review of proposals and change order requests from consultants, GC firms, suppliers, and subcontracts; prepare and present comparative analyses.
- Creation and maintenance of the project budget and high-level master schedule; coordination with Apple EH&S, IT Security, AV project managers, etc.
- Coordination, ordering and installation oversight of furniture, fixtures, and equipment for each project.
- Management of commissioning agents and development of sequence of operations; management of the closeout process, warranty issues, and turnover to Facilities team.
- Frequent travel to run projects and lead local teams.
Qualifications & Experience
- 10+ years of construction/project management experience with a focus on delivering outstanding workplaces.
- Strong background in commercial, lab, and industrial construction, including mechanical, electrical, process piping, plumbing, building systems, tenant improvements, site work, and ground-up construction.
- Deep expertise in planning, scheduling, budgeting, resourcing, and delivering technical services for a large real estate portfolio (mechanical, electrical, plumbing, controls, fire-alarm, lighting, furniture, etc.).
- Ability to collaborate with internal and external partners to meet deadlines and project schedule.
- Knowledge of building systems, infrastructure, and related maintenance; ability to balance operational risk and investment with a focus on quality and value.
- Excellent leadership, communication and supervisory skills; experience working with all organization levels and handling customer service issues professionally.
- Ability to develop cost estimates, schedules, and analyze Total Cost of Ownership (TCO).
- Capability to diagnose and resolve maintenance issues quickly, prioritizing repairs; experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural/design firms, and general contractors.
Education & Experience
Bachelor's Degree in Mechanical, Electrical, Industrial or Construction Management preferred.
Pay & Benefits
Base pay range for this role is between $149,800 and $225,800, depending on skills, qualifications, experience, and location. Apple offers comprehensive benefits, including medical and dental coverage, retirement benefits, employee stock programs, and various education-related reimbursements.
