Job Summary:
We are seeking a driven and detail-oriented Loan Partner 2 (LP2) to manage borrower prequalification, pre-approvals, and pipeline execution for a high-performing mortgage team.
The LP2 plays a critical role in ensuring loans are structured properly, communicated clearly, and closed on time. This role works closely with the Loan Officer, borrowers, processors, underwriters, and third-party partners to maintain 95%+ on-time closings while delivering a concierge-level borrower and referral partner experience.
Responsibilities
3 Core Duties Key Measurements
• Prequalify
• Contact all borrowers within24 hoursof initial loan consultation
• Request and review cash, credit, and income documentation
• Assess borrower readiness and loan eligibility
Pre-Approve
• Accurately pre-approve qualified borrowers
• Prepare payment and scenario requests
• Proactively engage pre-approved buyers
• Communicate effectively with Realtor partners
Pipeline Management
• Onboard all new contracts for rate lock consultation
• Submit applications for processing for disclosures
• Execute borrower updates, pre-closing, and funding calls
• 95%+ of loans close on time
• 95%+ of loan issuesprior to LO escalation
Essential Duties of This Position
Prequalify
• Review the 1003 with borrowers and request documentation
• Explore all viable options before declining a pre-approval
• Keep Realtors informed throughout the process
• Stay current on investor guidelines and program changes
Pre-Approve
• Communicate approval terms clearly to borrowers
• Issue supplemental pre-approval documentation
• Notify Realtors immediately after issuing approvals
• Expedite rush pre-approval requests
• Flag red flags to the LO or Team Captain
• Dedicate weekly time to proactive pre-approval outreach
Pipeline
• Perform daily pipeline "gauge checks"
• Attend pipeline meetings and milestone reviews
• Deliver consistent borrower and Realtor updates
• Review Closing Disclosures for accuracy
• Conduct pre-closing and congratulatory funding calls
• Provide post-closing support and urgent after-hours assistance
Additional Role Expectations
• Maintain high professionalism in all written and verbal communication
• Act as a concierge between borrowers and business partners
• Consistently exceed borrower and referral partner expectations
Qualifications
• Active NMLS license required
• Minimum 5 years of mortgage loan officer assistant, processing, underwriting, or origination experience Proficient in DU/DO, LP, and investor guidelines
• Experience with major LOS platforms
• Strong verbal and written communication skills
• Excellent organization, prioritization, and time management
• Ability to collaborate across departments
• Completion of regulatory and compliance training
