The technician also handles basic facilities maintenance, construction, and repair tasks, ensuring that all work meets service, quality, and safety standards./ph3Job Duties/Responsibilities/h3pTo perform this job successfully, an individual must be able to satisfactorily perform each of the essential duties/responsibilities listed below. Reasonable accommodation may be provided to enable individuals with disabilities to perform the essential duties/responsibilities of this job./polliPerform routine inspections, repairs, and preventative maintenance or mechanical, electrical, plumbing, and HVAC systems./liliAddress safety and waste management system issues as required./liliComplete basic facilities maintenance tasks, such as painting, drywall repair, carpentry, and fixture installations./liliAssist with various facility projects and coordinate facility improvements./liliLog and track maintenance activities using a work order system./liliMaintain professional and respectful communication with residents, addressing maintenance requests through the established work order system./liliEnsure timely responses to work orders while maintaining a professional boundary with residents, avoiding discussions or promises that fall outside the scope of maintenance duties./liliCommunicate with residents regarding scheduled maintenance, inspections, or repairs, but refrain from engaging in personal matters or issues unrelated to facility maintenance./liliCollaborate with or assist trade contractors on complex projects and repairs./liliWork independently, managing a wide range of maintenance duties under general guidance from supervisors./liliMaintain the exterior of the property daily to always ensure clean and acceptable curb appeal./liliSupervise all work performed by outside contractors, ensuring satisfactory completion, and keep the Property Manager informed./liliMake recommendations to the Property Manager for repairs and improvements to maintain the propertys quality./liliRespond to and complete work orders in a timely and professional manner./liliCoordinate with the Property Manager on move-ins and move-outs, maintaining a schedule for the timely completion of apartment make-readies./liliEnsure that apartments scheduled for move-ins are fully prepared for the new residents before their move-in date./liliMaintain and oversee proper maintenance of all common area amenities./liliRegularly inspect common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers, as required./liliEstablish and follow a preventive maintenance program for the property (e.g., air filter replacements)./liliBecome familiar with all equipment operations, maintenance requirements, warranties, and manufacturer recommendations for properly maintaining equipment./liliCoordinate with the Property Manager to ensure the availability of on-call personnel for after-hours, weekend, and holiday emergencies./liliMaintain an up-to-date inventory of all equipment, tools, and supplies required for property maintenance./liliEnsure compliance with OSHA regulations and the hazardous chemicals program./liliRegularly use various communication methods (email, text, phone, etc.) and database practices as required by the position and supervisor./liliPerform other relevant duties as assigned by the Property Manager./liliUses appropriate administrative, fiscal, physical, and technical safeguards to ensure the confidentiality, integrity, and security of CCEW client protected health information (PHI), per regulations outlined in the Health Insurance Portability and Accountability Act of 1996 (HIPAA)./liliAdhere to company policies regarding resident interaction, directing any non-maintenance-related issues to the Property Manager or appropriate personnel./liliAs a mandated reporter, follow all procedures outlined in agency policies and procedures to report to the proper agency when there is suspicion and/or confirmation that a child or adult has been a victim of abuse or neglect./liliAdhere to the tenets of Catholic Social Teaching and Catholic Doctrine./liliPerform as a team member to ensure that productivity outcome measures are achieved./liliPerform related functions necessary to support the mission and core values of Catholic Charities./li/olh3Job Qualifications/h3pTo perform this job successfully, an individual must meet the minimum qualifications listed below. These qualifications are representative of the knowledge, skill and/or ability required to perform this job. This position requires a skilled and experienced technician who can effectively manage complex duties in maintaining and improving facility operations./ppEducation/Experience:/pulliHigh school diploma or equivalent required./lili3-5 years of experience in building maintenance or a related field./liliFull proficiency in a broad range of maintenance and repair activities./liliStrong problem-solving skills and attention to detail./liliAbility to follow safety standards and work in compliance with building codes./liliExcellent organizational and time-management skills./liliRegularly stand, climb, walk, hear/listen, talk/li/ulpCertificates/Licenses: To perform this job successfully, an individual must have a Drivers License and the ability to drive for work use.
